Where we work
Property maintenance in Warwick
Warwick is two towns for our purposes: old houses in the centre where nothing is square, and newer estates around it where everything was built at once. Each needs a different kind of care.
Where in Warwick
The old town, Emscote and Myton, Woodloes Park, Chase Meadow, Warwick Gates and Heathcote, and out to Hatton Park and the villages nearby.
Like Leamington next door, Warwick is a planned journey for us. Work is booked into set days, and one visit can clear a list.
Old houses, where nothing is standard
In the centre, and in the older streets off it, door openings, alcoves and floors were never square and have moved since. A door is trimmed or made to its opening, a shelf is scribed to the wall it sits on, and skirting is matched to what is there. That takes longer than fitting something off the shelf, and it is the only way the result looks right.
The centre is a conservation area and many of the houses are listed. Repair in keeping is rarely a problem. Anything that changes the outside can need consent from Warwick District Council, and where we think that applies we say so at the visit.
Narrow streets
Parking in the old town is tight and often restricted. We ask where the van can stop and how materials will get to the door before the visit, so the price you are given already allows for it.
Estates built all at once
Woodloes Park, Chase Meadow and Warwick Gates each went up over a few years. Fences, gates and gutters of the same age wear out together, so if a neighbour has just had a run of panels or a length of guttering replaced, yours is likely to be close behind. We will tell you whether a repair has a few more winters in it or not.
Fixing to newer walls
Many of the newer houses have plasterboard walls with a gap behind. Televisions, mirrors, blinds and shelving need a fixing chosen for that wall, taken through to something solid. It is a small difference in method and a large difference in whether it stays up.
Managed work
For landlords, agents and anyone who would like to hand over a list, managed work means one point of contact, access arranged with the occupier, and one invoice.
At this distance, honestly
We are based in the north of the county. For Warwick that means planned work, booked ahead, and not same day call outs. A list of jobs or a proper piece of work makes the journey worthwhile for both of us, and if yours does not, we will say so before booking anything.
Beyond the town
We also travel to Leamington Spa, Kenilworth and the villages around them, along with the rest of Warwickshire and the counties either side. If you are not sure whether we come to you, just ask.
