Where we work

Property maintenance in Leamington Spa

Leamington is a planned journey for us, not a passing call. Work here is booked into set days and, wherever it can be, a whole list is cleared in one visit.

Where in Leamington

The Regency streets either side of the Parade, Milverton, Lillington, Sydenham and Whitnash, and out to Cubbington and Radford Semele.

That is two very different kinds of house. Tall period terraces and villas in the middle of town, and postwar and newer estates around the edge. They ask for different things, and it helps to know which you have before we visit.

Period houses, and what that changes

Much of central Leamington is a conservation area, and several hundred of its buildings are listed. On those houses we repair before we replace, which is usually what the house needs anyway: a sash that sticks, a panelled door that has dropped, a length of skirting that has to match what is already there.

Like for like repair is rarely a problem. Changing windows, external doors or anything that alters how the front looks can need consent from Warwick District Council. Where we think that applies we say so at the visit, and it is yours to check before anything is booked.

Tall houses and hidden gutters

A three or four storey terrace often carries its gutter behind a parapet, where it cannot be seen from the street or reached from a ladder. That work needs a tower or a scaffold. We say so at the visit and state that cost separately and up front, never folded into the total.

Parking and permits

Many of the streets around the centre are residents’ parking zones. We ask where the van can sit, and whether a visitor permit is needed, before the visit and not on the morning. It sounds minor. It decides when the day actually starts.

Newer houses

On the estates around the edge of town and at Whitnash, the walls are often plasterboard on dabs of adhesive with a gap behind. A television, a heavy mirror or a run of shelving needs the right fixing through to the blockwork, not a plug in the board. Boundaries on these estates also went in all at once, so they tend to fail all at once.

Let and student houses

A good deal of the housing south of the river is let. We arrange access with the tenant ourselves, confirm the date with whoever needs to know, and send one invoice to whoever instructed us. Tenants are never given a price.

At this distance, honestly

We are based in the north of the county, so Leamington is a planned trip for us. That suits a list of jobs or a proper piece of work far better than a single small fix, and we will tell you straight away if a job is not worth the journey for either of us.

It also means you are dealing with a small family business, not a national with a call centre.

Beyond the town

We also travel to Warwick, Kenilworth and the villages around them, along with the rest of Warwickshire and the counties either side. If you are not sure whether we come to you, just ask.

See everywhere we work.
